Home sales are up 7.3% year-over-year, with August 2025 at 1,975 compared to 1,840 last August. Sales are up for single-family homes, but down for condos and multi-family homes.

What’s Happening in the Market?
- In August 2025, national home sales remained at the same level as July, with a -0.2% change month over month from July. According to NAR Chief Economist Lawrence Yun, “Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory. However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months.”
- Maine home sales increased 10.2% year over year and average prices increased 6.6%.
- As reported by Mortgage News Daily, mortgage rates ended August at roughly 6.5%. Today they’re around 6.37%, following a mid-September low of 6.13%. Because rates move often, buyers should update their pre-approvals regularly.
