Home Sales Down, Average Price Up

Home sales are down 1.7% year-over-year, with August 2025 at 6,812 compared to 6,931 last August. Single-family and multi-family sales are down, and condo sales are up.

  • Single families: 4,519 (2024) | 4,422 (2025) 
  • Condominiums: 1,804 (2024) | 1,893 (2025) 
  • Multi-families: 608(2024) | 497 (2025) 

Average sale price increased 4.7% year-over-year, now at $778,414 compared to $743,809 in August 2024. Single and multi-family prices increased, and condos decreased.

Homes Listed For Sale:

The number of homes listed is up by 1,4% when compared to August 2024.

Pending Home Sales:

The number of homes placed under contract is up by 3.7% when compared to August 2024.

The number of price adjustments is down 6.7% when compared to August 2024.

What’s Happening in the Market?
  • In August 2025, national home sales remained at the same level as July, with a -0.2% change month over month from July. According to NAR Chief Economist Lawrence Yun, “Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory. However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months.”
  • Massachusetts home sales decreased 2% year over year and average prices increased 6.2%.
  • According to Mortgage News Daily, August mortgage rates ended around 6.5%. They’re currently at 6.37% after having dropped to 6.13% in mid-September. Buyers are well advised to keep their pre-approvals up to date as mortgage rates change.
