Home Sales Up, Average Price Up

Home sales are up 0.4% year over year, with August 2025 at 1,851 compared to 1,844 last August. Sales are up for single-family homes and condos, but down for multi-family homes.

Average sale price increased by 3.7% when compared to last August, now at $619,039. Prices increased across all categories, aside from multi-families.

Homes Listed For Sale:

The number of homes listed is up by 7.6% when compared to August 2024.

The number of homes placed under contract is up by 27.4% when compared to August 2024.

What’s Happening in the Market?
  • In August 2025, national home sales remained at the same level as July, with a -0.2% change month over month from July. According to NAR Chief Economist Lawrence Yun, “Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory. However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months.”
