Home Sales Up, Average Price Up

For all categories combined, home sales are up 7.9% year over year, with October 2025 at 3,287 compared to 3,047 last October. Sales are up across all categories.

Homes Listed For Sale:

The number of homes listed is up by 2.4% when compared to October 2024.

The number of homes placed under contract is up by 3.4% when compared to October 2024.

What’s Happening in the Market?
  • In October 2025, national existing-home sales rose 1.2% month-over-month to a seasonally adjusted annual rate of about 4.10 million units. Year-over-year sales were up 1.7% according to the National Association of REALTORS®. According to NAR Chief Economist Lawrence Yun, “Home sales increased in October even with the government shutdown due to homebuyers taking advantage of lower mortgage rates. Rents are decelerating which will reduce inflation and encourage the Federal Reserve to continue cutting rates and pulling back their quantitative tightening. This will help bring more homebuyers into the market since the Fed rate has an indirect impact on mortgage rates.”
  • According to Mortgage News Daily, as of late October 2025, the average 30-year fixed mortgage rate was about 6.17% (for the survey published 10/21/25) and ranged between ~6.13-6.36% in late October. With rates now lower than earlier in the year, buyers are well-advised to keep their pre-approvals up to date as mortgage rates can adjust over time.
  • Sellers: Home sell during the holidays! If anything, it’s a great time to take advantage of the spirit of the season, with cozy decor and feelings of togetherness in the home. Buyers who are out on weekends at open houses and those who are making showing appointments during the week as the holidays are around the corner indicate sincere motivation! If listing now makes sense for you, don’t wait!
  • Buyers should be very aware of the ever-present threat of cyber crime. Real estate transactions are prime targets with a lot of money on the table, so buyers, as well as sellers and all vendors involved in the transaction, should tread carefully and be sure to communicate effectively about how money will be moved.  You don’t want it to irrevokably end up in the wrong hands.
