Home Sales Down, Average Price Up

For all categories combined, home sales are down 5.2% year-over-year, with November 2025 at 5,201 compared to 5,484 last November. Sales are down for single-families and condos, and up for multi-families.

  • Single families: 3,556 (2024) | 3,353 (2025) 
  • Condominiums: 1,444 (2024) | 1,344 (2025) 
  • Multi-families: 474 (2024) | 504 (2025) 

Average sale price increased by 5.8% overall year-over-year, now at $755,716 compared to $714,414 in November 2024. Prices increased across all categories.

  • Multi-families: $775,748 (2024) | $798,900 (2025) 

Homes Listed For Sale:

The number of homes listed is up by 5.4% when compared to November 2024.

  • 2025: 4,428
  • 2024: 4,200

Pending Home Sales:

The number of homes placed under contract is up by 3.6% when compared to November 2024.

  • 2025: 5,276
  • 2024: 5,094

Price Adjustments:

The number of price adjustments is down 10.3% when compared to November 2024.

What’s Happening in the Market?
  • November closed with year-over-year sales declines across most states. Thanksgiving fell late in the month, which shortened the number of business days available for transactions. In addition, the government shutdown ended in November, creating delays in the number of homes placed under agreement. As a result, we expect many of these delayed closings to carry over into December, setting the stage for a stronger month.
  • In November 2025, national home sales increased 0.5% year over year compared to November 2025. According to NAR Chief Economist Lawrence Yun,

“Existing-home sales increased for the third straight month due to lower mortgage rates this autumn. However, inventory growth is beginning to stall. With distressed property sales at historic lows and housing wealth at an all-time high, homeowners are in no rush to list their properties during the winter months.”

  • According to Mortgage News Daily, November mortgage rates ended around 6.22% and they’re currently at that same rate as of December 17th. Of course, well-qualified applicants may receive a rate slightly lower than that. Buyers are well advised to keep their pre-approvals up to date as mortgage rates adjust over time.
  • Hidden costs sellers often overlook can significantly reduce their expected home sale profits. Repairs, fees, marketing, moving, and professional services all require attention. Preparing for these expenses ahead of time ensures sellers retain the expected gains.
  • How many homes should you see before you make an offer? It depends! Some home buyers experience that ‘love at first sight’ feeling immediately, and for others, finding the perfect home can take much longer.  Until a home seems like the right one for you, it’s worth the wait!
  • Considering selling around the holidays? Winter can be an incredibly rewarding season for motivated sellers. Selling, and buying for that matter, in the winter offers unique opportunities to stand out in a less crowded market.
