The Lamacchia Realty 25 Hottest Towns report is in! We look at every town in Massachusetts and take the Top 25 with the most growth in the number of sales when compared to last year. To make this list there has to be a minimum of 200 sales in 2025 including single families, condos, and multi-families. We also look at the median prices of each town.
A notable trend in this year’s report is that many of the hottest towns are located across Eastern and Central Massachusetts, highlighting continued demand for communities that offer a balance of accessibility, quality of life, and relative affordability. The list also reflects the broad geographic appeal of Massachusetts real estate. Overall, the mix of towns underscores how buyers are weighing convenience, lifestyle, and value when choosing where to live.

#1 – North Reading, MA
North Reading led the rankings, with home sales jumping 34.29%, increasing from 210 sales in 2024 to 282 in 2025. Located in the North Shore region, North Reading offers a quiet suburban atmosphere, scenic outdoor spaces, and a close-knit community feel.
