For all categories combined, home sales are up 0.4% year-over-year, with May 2026 at 6,533 compared to 6,504 last May. Sales are up for condos, but down for single- and multi-families.

What’s Happening in the Market?
- The May market continued to recover as buyers and sellers worked to make up for the slower start caused by the extended winter season. Nationally, activity increased from April as more homes came to market and spring demand strengthened, though economic uncertainty and affordability concerns continued to moderate the pace of the recovery. Prices remained relatively stable as inventory improved modestly.
- In New England, the market continued to play catch-up after a delayed spring. More listings and improved weather led to increased buyer activity, but elevated mortgage rates kept some buyers cautious. Well-priced homes continued to attract strong interest, while overpriced properties often saw fewer offers and longer time on market.
- Meanwhile, in South Florida, inventory continued to grow, creating more balanced market conditions and giving buyers additional options. Demand remained steady, but sellers faced greater competition, making accurate pricing increasingly important, particularly in the condominium and luxury segments.
- According to the National Association of Realtors, housing activity continued to improve as inventory levels increased and buyers adjusted to current market conditions.
- Chief Economist Lawrence Yun stated,
“More inventory is helping meet pent-up housing demand, though affordability challenges continue to limit the pace of sales growth in many markets.”
- According to Mortgage News Daily, mortgage rates remained in the low-to-mid 6% range throughout May. While rates remained elevated compared to what many homeowners became accustomed to during the pandemic years, there is growing optimism that rates could soften later this summer if inflation continues to moderate and economic conditions stabilize.
- For sellers, today’s market requires a more strategic approach than it did during the peak seller’s market years. Homes that are priced appropriately from the start continue to perform well, while those that have been on the market for an extended period with limited showings or offers should strongly consider a price adjustment. Today’s buyers are highly payment-sensitive and have become more selective as inventory has increased.
